Five tips for finding the ideal property to rent in London

Are you relocating to London in 2016? Perhaps you already live in the capital but want to move to a new area? Whatever your living in London aspirations are, it’s important that you find a rental property that caters for your specific requests and goals. It might seem a bit like ‘finding a needle in haystack’ but following these five tips will put you on the way to finding the ideal property to rent in London.

Research the area

What’s great about London is that each area is unique with its own character and appeal. If you’ve got your heart set on a particular area do some research and fact-finding about the region to ensure it has the facilities, transport links and character you are looking for. Your experience of London can be significantly different depending on where you live and it is therefore important you choose the right area.

Think about sharing

Renting property in the capital isn’t cheap and sharing a house can be a great way to make your accommodation less expensive. Many young professionals and students opt for house sharing when starting out in London. Asides saving money, house sharing comes with other advantages, including meeting new people and feeling more secure living with like-minded housemates.

Prioritise safety

You should always prioritise safety when flat searching in London and it is therefore a good idea to go through a professional letting company. Using an agency will ensure all deposits you hand over and money for rent is safe and secure.
Furthermore, a professional and experienced letting agent will know the legal requirements and will be able to advise you on paperwork and other issues such as notice requirements and paying utility bills that you may not have any knowledge about.

Be flexible

As mentioned above, London is extremely diverse and whilst you may have your heart set on a specific area, proceeding with a degree of flexibility may mean you get a better deal in rent. For example, you might have a job in the City but living in close proximity to this exclusive area would require a hefty investment in rent.
Opting to live in an area outside of central districts could prove significantly less expensive. Again carry out some research or enquire with a professional agency about issues such as transport links from certain areas into the City and Central London.

Be prepared

London rental property is in high demand and you could find yourself competing with a number of other potential tenants for the same property. It is therefore a good idea to be prepared. Have your references at the ready, make yourself look presentable and be sure to know why you’re the best person to rent the property.
