Auction House London has a number of interesting properties listed for auction throughout the City and surrounding areas. Our property auction experts are knowledgeable about the different areas in and around London, such as Tooting, and are sharing a series of London area guides to help investors make more informed decisions.
This latest addition to the Auction House London series focuses on Tooting in South London, within the London Borough of Wandsworth. The area has fantastic transport links, large open green spaces, and popular markets, creating plenty of opportunities for investors.
Where is Tooting?
Tooting is a district in south London, about 5 miles south of Charing Cross. It is close to Clapham to the north, Mitcham to the south, Streatham to the east, and Wimbledon to the west. The commercial centre is mostly around Tooting High Street near Tooting Broadway, with many residential roads leading off from the busy main road.
The fantastic transport links include the Northern Line, which passes through both Tooting Broadway and Tooting Bec tube stations, providing easy access to central London. There’s also the Tooting railway station in the south of Tooting, which has Thameslink and National Rail services. There are many bus routes through the area, as well as several main roads that lead into various parts of London.
The history of Tooting
Tooting’s name is believed to come from an Anglo-Saxon origin, likely referring to a local settlement or community leader, and over time it developed into a small village while remaining semi-rural for most of its existence. Further development began in the 19th century with the arrival of the railway, when the area became a more urban district.
The early 20th century brought further residential expansion when Tooting became a popular commuter suburb. It also gained something of a distinctive architectural character, influenced by the Garden City movement, a plan to build multiple satellite communities separated by green belts surrounding the central city of London.
What does the architecture and property market look like in Tooting?
With growth spurts during the Victorian and Edwardian eras, much of the area features long, straight residential streets, interspersed with pockets of earlier, more distinctive housing. Some Georgian buildings survive too, while post-war development introduced purpose-built maisonettes and small estates.
Opportunities for investors include this second floor two-bedroom flat on Blackshaw Road, while there’s also this ground floor three-bedroom flat a little further northwest on Carslake Road. For anyone seeking a smaller property, there’s this first floor one-bedroom flat on Clapham Road.
What are the amenities like in Tooting?
Tooting has a lively high street packed with independent shops, everyday services, supermarkets and a wide range of places to eat. The area is also home to two indoor markets, which combine traditional stalls with newer street-food vendors, creating a mix of long-standing local businesses and newer, trendier offerings.
Residents have access to gyms, leisure facilities, and a variety of community spaces, as well as St George’s Hospital, one of the UK’s largest teaching hospitals.
Open spaces in Tooting
Tooting has access to some of the largest open spaces in this part of London. These include Tooting Bec Common and Tooting Graveney Common, collectively known as the Tooting Commons. Here you’ll find sports activities and lots of nice walking and general-use areas. There’s also the Tooting Bec Lido, which is one of the best-known open-air swimming pools in London.
Smaller parks and green pockets are scattered throughout the surrounding streets, which offer plenty of escapes from the hustle and bustle of the high street.
What are the schools like in Tooting?
Tooting boasts plenty of educational options, which give the area a strong appeal for families. There’s a range of primary schools, including Sellincourt Primary School and St Boniface Catholic Primary School, both of which are well regarded locally. Secondary schools such as Graveney School and Ernest Bevin College offer solid options for older children.
Higher education is also available in Tooting, with institutions such as the aforementioned St George’s Hospital and the University of London located within Tooting itself. There are several additional colleges within easy reach as well.
