Conducting auctions with passion and energy helps nurture results
It does not matter if you are a corporate client or a homeowner wishing to sell, I believe in the importance of quality and individual service. My name is Andrew Binstock and I am Director, Auctioneer and co-founder of Auction House London.
Our dream was to integrate professional auctioneers across the country under one banner. The power of local knowledge, with the strength of a national brand, providing a comprehensive auction service. We have now emerged as a major player with over 1,750 properties already sold this year, by Auction House London. We have an average sale rate of 90%, against the national average of 76%. This is a 13% rise on the previous year. I am very proud of the commitment we make to ensure that each and every sale achieves the best possible result for our clients.
Combining professionalism with passion
Personally I conduct my auctions with passion and energy and have even been called a showman. But if being energetic and not without a bit of humour, gets people engaged and buying, then it is a good thing. However at the root of it all is the requirement to provide total professionalism, working towards that ultimate bid. My enthusiasm and enjoyment of the work has resulted in several appearances on TV as well as writing for newspapers and magazines. I have had the honour and privilege of officiating at numerous interesting Charity fund raising events. These deserve an article to themselves, so be sure to read my future blogs, after all, do you know what Superlambanana is and how we helped raise £750,000 for the Lord Mayor of Liverpool’s Charity.
Along with a solid knowledge of Property Auctions, I have been endorsed for several areas of expertise including Investment properties, lettings, real estate development, land acquisitions and brokerage, amongst others.
Why go to auction?
It may surprise you but according to The Evening Standard over 300,000 properties in Britain, go under the auction hammer each year and the figure is rising. We have already undertaken twenty auctions this month, throughout the country. First time buyers often find it hard to start on the housing market ladder. Many see the potential in looking for a property at auction that they can work together on renovating. By this method, it is possible to make in the region of 40% savings on market values. Anyone interested in statistics and house price indices, the growth of Auction property sales and its effect on equity and spending may be interested in this micro-economy report.
So why should you choose to sell or buy through my auction house? Well how about considering the following:
- My data base of over 18,000 registered buyers, just waiting to hear about your property.
- Unconventional properties, high demand areas, repossessed houses or homes in a bad state of repair, have interested buyers constantly looking.
- Extensive coverage in trade circulations and in digital portals.
- Complete security for the seller who can fix the reserve price and know that the deal is legally binding, with no bail out. No selling chains, alterations of buyer commitments and a 10% deposit paid directly after the auction. A prior survey of property by potential buyers is advised and we can assist in this. Guide prices may be obtained by having a property evaluation
- My guarantee that every client will have a dedicated member of staff who they can contact, even out of hours.
- 80 per cent of properties sold, are completed and exchanged within four weeks. Compare that to months waiting for a normal sale completion.
Future blogs will also contain valuable information about such issues as buying efficiently and safely at auction, auction check lists and what can be sold. There will also be information regarding general and investment properties and all aspects of pricing and mortgage news.
