    Addendum

    If the buyer wishes to implement the planning permission for an artisan tap-room, they will need to agree a fee with Network Rail (the Freeholder) to vary the lease. As a guide, in September 2019 the vendor agreed a fee for this lease variation for £30,000. The current fee may differ. Any alternative scheme may require both the agreement of Network Rail as well as any relevant planning permission. Buyers should rely on their own enquires.
