For those that might not be aware, selling by auction (with Auction House London, anyway – I can’t speak for anyone else!) is NOT a more expensive option than a regular estate agent. Quite the opposite, in fact…

This is a very common misconception amongst sellers and, of course, the reality is actually the EXACT opposite!!

Currently the strong market is pushing prices up in our auctions – way beyond the level our vendors were hoping for when they first instructed us, in most instances. But, regardless, the seller’s layer of protection is always the RESERVE PRICE. Which means the property can never sell too cheaply…

So today we’re looking at the “threat of the auction” – something vendors rarely think about, but it’s such a powerful tool to get a deal over the line…
