    More sales are taking longer to complete

    Finding a buyer is only the first stage of the process. After an offer is accepted, there can still be a lengthy period involving surveys, mortgage applications, conveyancing and, in many cases, the rest of a property chain. This all leaves plenty of time for problems to pop up.

    Auctions can also bring sellers into contact with buyers who are actively looking for particular types of property. Investors may be searching for commercial properties or rental opportunities, while developers may be looking for properties with potential. Then there are owner-occupiers who may be looking for homes that offer something different from the standard estate agent stock.

    These buyers often approach an auction with a clear strategy, reviewing the catalogue, identifying suitable lots and establishing how much they are prepared to bid. If they win, they have already decided that the property fits their plans.

    That is a very different starting point from an enquiry made through a traditional listing, where the buyer may still be deciding whether to proceed.

    Today’s housing market is asking buyers and sellers to be more realistic. Buyers have more options, so they can afford to be selective, and sellers are also competing for attention, so it’s important to identify the people who are ready to move forward with the purchase quickly.
